- Examines plans and specifications for new and existing residential, commercial, and industrial building construction and alterations; determines whether such plans satisfy the provisions of the building code; approves or denies applications for building permits.
Inspects new and existing residential, commercial, and industrial construction of considerable variety, and complexity, embracing all sizes and types of projects at various stages of progress. - Calls attention of contractors and owners to shortcomings and secures correction of deficiencies.
- Interprets and enforces the Racine Zoning Code and makes investigations and decisions regarding zoning complaints.
- Will assist customers with zoning-related questions and concerns.
Issues condemnation orders as required. Prepares cost estimates to defend orders taken to Circuit Court. - Performs Occupancy Inspections on commercial buildings and issues orders for deficiencies. Building Inspector will issue final Occupancy Certificates.
- Ability to work effectively with other city departments such as Health, Fire, police, Attorney's office, and City Development.
- Maintains records and prepares reports.
- Maintains a consistent and reliable attendance record.

POSITION PURPOSE:
Under the supervision of the Chief Building Inspector, performs plan examinations, inspections, and code enforcement on all types of structures including residential, commercial, and industrial in securing compliance with city building, zoning, and related codes.
Essential Duties
ESSENTIAL DUTIES:
Assists the Chief Building Inspector in his/her duties and assumes those duties in his/her absence. Must be able to function as department head in the absence of Chief Building Inspector.
Performs related work as assigned by Chief Building Inspector.
Qualifications
MINIMUM QUALIFICATION:
Minimum of an Associate's Degree in Building Construction or HVAC. Bachelor's Degree in Structural Engineering or Architecture preferred. Or a combination of education and experience may be accepted.KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:
Possess a minimum of three (3) years experience as a Commercial Building Inspector.
Ability to read and interpret building construction plans and specifications and to recognize deviations from such plans in the construction process.
Ability to recognize faulty construction or hazardous conditions created by deterioration.
Knowledge of the materials, methods, and techniques used in building construction.
Knowledge of ordinances, laws and regulations relative to building construction and maintenance.
Ability to enforce regulations firmly, tactfully, and impartially.
Ability to express oneself clearly and concisely, orally, and in writing.
Knowledge and ability to efficiently work with computers and Microsoft software.
Must possess a valid Wisconsin driver's license and have both a good driving record and reliable transportation.
Possess a State of Wisconsin Certification as a Uniform Dwelling Code Construction and HVAC Inspector.
Possess a State of Wisconsin Certification as a Commercial Building Inspector.

ENVIRONMENTAL/WORKING CONDITIONS OF THE POSITION:
Air-conditioned office environment.
Possible exposure to inclement weather while performing inspections.
