    The AVP, Utility/Energy Management will own and drive the Utility/Energy Management program, maintaining responsibility for oversight of property utility expenses, resident billbacks, budgeting and reporting.

    This position will interact with key stakeholders throughout the organization in Operations, ESG, Portfolio Management, Investments and Portfolio Performance and Analytics.

    Utility Program Management
    Manage the monitoring, reporting, and analysis related to the utility/energy management program.

    Work with third-party provider(s) on provider bill payment, resident billback programs, sub-meter system maintenance, budgeting, and utility/energy related reporting.

    Manage third-party provider relationships to ensure Berkshire is realizing the value offered by provider services.

    Collaborate with property management team to ensure the effective administration and maximum recovery of utility costs through resident billback programs for compliance.

    Lead the team's effective execution of the annual utility-related budgeting process.

    Handle all utility/energy management escalation issues, including those relative to provider or resident billing, and consumption issues; Collaborate with ESG team to support the BerkshireTHRIVE program through reporting, analysis, and the implementation of utility-related conservation programs.

    Support the effective management of department infrastructure related to the utility/energy management program by maintaining an advanced understanding of related applications and processes.

    Participate in due diligence process for potential acquisitions, including underwriting of utility operating budgets.

    Maintain familiarity with operations reporting platforms and tools beyond immediate scope of position to ensure a holistic approach to reporting and analysis.

    Travel required (15%) including travel to corporate offices, operating assets, annual meetings, conferences and business events.
    Stay abreast of industry trends and topics relative to utility/energy management.
    Manage and develop direct reports.
    Train fellow NRES team members on platforms under areas of responsibility.
    Participate in NRES team meetings, required Berkshire training, and operations meetings as required.

    At least seven (7) years' experience in commercial real estate management with a focus in multi-family assets and direct responsibility for utility/energy management programs and initiatives.

    Understanding of multi-family real estate utility/energy related building systems and fundamental knowledge of their operations.
    Skilled at developing and monitoring key utility/energy management performance drivers. Demonstrated experience understanding and interpreting core financial statements with an eye towards identifying issues and trends.
    Demonstrated management skills with track record of building teams and identifying, mentoring, and growing talent in-person and virtually.
    Aptitude for organizing, prioritizing, and managing multiple priorities, using critical thinking and problem solving.
    Ability to communicate with and manage up to senior management.
    Demonstrate emotional intelligence in high pressure and sensitive situations.

    Bachelor's degree required.
    Experience in leveraging complex property management and utility/energy management applications while leading a team to accomplish department objectives.

    Advanced financial modeling and Excel skills required, including the ability to develop complex formulas and work with large data sets through data selection and manipulation, pivot tables, and data base concepts/tools.

    Experience with Power Query and Power BI a plus.
