As an Estimator at Schroeder Design Build, you play a critical role in our project development process.

You will be responsible for sourcing and purchasing materials and services for our residential construction projects while also providing accurate and detailed cost estimations.

This position requires a combination of strong analytical skills, industry knowledge, and excellent communication abilities

Your Mission as Project Developer:

Coordinate the effort of both the Design Team and external stake holders; vendors, suppliers and trade partners, to ensure Design Projects are well prepared and Key Deliverable time frames are met setting the Sales and Production Teams up for success.

Own the details and process require to move project from trade walk to contract to production hand off.
Develop estimates and contracts for Design Projects from the end of Design Phase 1 through hand off to Production.
Establish and maintain an accurate, detailed, and efficient cost estimating processes to ensure predictably profitable construction projects
Establish and maintain a high-level pre-sale estimating process.
Maintain relationships with clients, suppliers, trades and team members to provide the highest level of client satisfaction.
Satisfy and exceed key metrics standards set by Director of Design.

Adhere to all Company policies, procedures, and business ethics codes; and ensure that they are communicated and implemented within the department.

Responsibilities:
Pre-Construction

Develop Ball Park Estimate for pre-sale, as needed and for 1 st

Design Presentation meetings.

Maintain Ball Park Estimate tool
Attend weekly Design meetings to be briefed on Projects in design.
Develop a Phase 2 cost estimate for each construction project including:

o Perform material take- offs and estimating materials.
o Estimate in house labor hours
o Estimate trade costs

Attend pre-trade walk and post trade walk meetings with Design, to understand scope of Project.
Schedule, coordinate and participate in trade walks for assigned projects
Prepare Request for Proposal (RFP) documents
Send Bid Set and RFPs to trade partners to obtain multiple cost estimates.
Collect Estimates and obtain edits as needed after review for accuracy
Track and document project scope changes in the Executive Summary Document
Coordinate required utility moves on behalf of the client.
Develop Executive Summary and Contract estimates including:

o Updated in house labor hours
o Accurate material quotes
o Accurate trade quotes

Prepare Executive Summary and Contract Binders for Sales and Director of Production review.
Prepare Part List Spreadsheet
Send Contract estimate to finance and notify of ACH draw(s) for Design Reconciliation and Contract Deposit.
Schedule and lead the Production Packet meeting to hand over completed project packet to Production Coordinator and Project Management team.
Control costs and maintain accurate project estimating.

o Negotiate lower costs with trade-contractors and suppliers.
o Develop a database of unit prices from our trades and suppliers.
o Manage estimating software including assemblies and cost database.
o Use software database and historical costs to improve estimating accuracy.
During Construction

As requested by Production, create larger Additional Work Orders per AWO Standards.
As requested by Production, assist with requoting trades and materials where needed.
Participate in second Production Packet meeting when needed

Post Construction

Participate in Project Debriefs and make appropriate adjustments to the systems and process to increase bind accuracy and role efficiency.

Administrative

Research and analyze historical data, market trends, and industry standards to ensure accurate pricing

Score Card (how we know we are winning):
Maintain an 85% average or better on Binder QC Score.
Maintain industry standard Cost of Goods accuracy rate of +/- 2%
Maintain 90% on time rate for deliverables to internal team
Maintain 10% max variation between pre- sale and detailed estimates

Requirements
Bachelor's degree in Construction Management, Business, Engineering or related field (or equivalent work experience). (Preferred)
Two to five years of experience in residential construction sales and estimating (required)
Two to five years of Experience in residential renovation and estimating (Design/Build preferred)
Fundamental understanding of how a construction project is assembled
Strong prioritization and organizational skills; detail-oriented
Strong knowledge of computer software - MS Office, etc.
Proficiency with database management – Pro Est (preferred)
Strong negotiation and communication skills
Experience with writing contracts (a plus)
Self-starter with outgoing personality
Solid analytical and math skills
Outstanding oral and written communication skills
Ability to communicate effectively with management team and clients directly
Ability to work in a collaborative team environment
Knowledge of Virginia construction regulations and codes (a plus)
